JOE'S REAL ESTATE CAREER

Real estate has been an exciting career -My wife, Ann, and I love helping people fulfill their dreams! There have been many achievements over the years, and some tough times! We have seen two full real estate "cycles" (moving from a seller’s market to a buyer’s market and vice-versa) in the last 32 years.

I started my real estate career in 1978 with a small real estate office, Better Homes Realty, which later dropped the Better Homes franchise and became High Point Realty. My wife, Ann, has always helped me with the paperwork on my sales (she is now as my office manager as well as the Transaction Coordinator for all our agents at North County Associated Brokers). Together we organized ourselves and I began working some newer residential areas in San Marcos near the old Hollandia Dairy.

I had my broker´s license, which means I could work on my own at any time. Ann and I had a dream that eventually we would open our own office, where we could provide first class service to our clients and run our business as we wanted without a franchise controlling what we did. Unfortunately, due to the ups and downs of the real estate market, this remained a dream of many years!

We were doing quite well in our new career until the interest rates started up, topping out in the mid 1980´s at 18%! I became very good at doing "loan assumptions" to keep the lower interest existing loans on the properties (many loans were assumable then). Real estate became very "creative" at that time!

 

In 1990 our real estate market hit the first "big slide" of my career! The local real estate market started into a depreciation phase. People who could not sell, let their homes go to foreclosure or "short sale" (the bank agreed to take less than what was owed ). To weather this "bad" market, I joined Hanson Realty, at the time one of the "premier" offices in the North County, working there for 7 years during the really slow market of the early 1990´s! Toward the end of this time the market finally started to revive itself and I became one of their top producing agents from 1993 to 1997.

 

By 1997 the real estate market was much stronger. Century 21 Award bought out the local Century 21 office in Escondido in that year, as they started expanding their business in this more robust market. Their broker needed credibility in the North County and felt that, with my long record of success and integrity in the local market, I could help him build his business--which we did! Century 21 Award became the largest Century 21 in the County in 2004!

 

While at Century 21 Award, with my wife´s assistance, our business flourished! I earned their "Centurion" production award (top 5% of agents) every year and was their "TOP PRODUCER" for the last 4 years I was with the Company! We are very proud of this and know that we owe our success to our commitment to our clients, giving them professional quality service and always putting their interests first. We recieved much repeat and referral business from our past clients friends and family--for which we were very appreciative!

 

In 2005 I moved my broker's license to Keller Williams Realty and started Joe Boozer Properties and the Joe Boozer Team. Keller Williams gave agents a lot of lattitude to structure their business to their own personal design, and Ann and I liked that! It was a good office and provided a lot of resources to help with the service to our clients. Still, it was not our "ultimate" office--totally to our design to implement our own ideas of service to client and to align us with other agents of similar objectives. We still had a dream of our own office, where we could develop the ultimate level of service to our clients --working together with other liked minded agents, with the same professionalism and integrity , to perfect our systems and provide the ultimate service to our clients.

This "dream" was realized when we opened North County Associated Brokers in 2009! See the "OUR COMPANY" section of this web page for a continuation of the story!
